Pre-Drywall Inspection Checklist

Walk these 8 sections before the drywall goes up. Each item is something that becomes harder and more expensive to fix once the walls are sealed.

1. Framing & structure

   Everything behind the drywall starts here. Confirm walls are straight, openings are correct, and structural details match the plans.

   • Check that all walls are plumb, straight, and level.
   • Verify room dimensions, ceiling heights, and door/window openings match approved plans.
   • Confirm correct beam, header, and post sizes above wide openings.
   • Inspect blocking and backing for towel bars, cabinets, handrails, and TVs.
   • Check that stair framing, railing posts, and landings are correct before close-up.

2. Plumbing rough-in

   A leak or missing vent behind drywall can cost thousands to open up later. Photograph and verify every pipe now.

   • Confirm water supply lines and drain locations match fixture plans.
   • Verify proper pipe sizing and drain slopes to prevent clogs.
   • Check that every drain is vented and vents tie together correctly.
   • Test water pressure and inspect all joints for leaks before close-up.
   • Photo-map every pipe, valve, and cleanout location.

3. Electrical rough-in

   Outlets, switches, circuits, and panels are much cheaper to move now than after drywall and paint.

   • Count outlets per wall and verify spacing meets code and your furniture plan.
   • Check switch locations, including three-way switches at stairways and hallways.
   • Confirm GFCI/AFCI protection where required by code.
   • Verify the panel has enough capacity and circuits are labeled.
   • Test every rough circuit before the walls close.

4. HVAC & mechanical

   Comfort and air quality depend on duct layout, returns, and proper venting. Catch sizing errors now.

   • Verify furnace/AC sizing matches the Manual J load calculation.
   • Check return-air pathways and supply register locations in every room.
   • Inspect duct sealing and insulation, especially in unconditioned spaces.
   • Confirm exhaust fans for bathrooms, kitchen, and laundry vent to the outside.

5. Insulation & air sealing

   This is the moment energy efficiency and comfort are locked in. Look for gaps, compression, and missing insulation.

   • Verify insulation type and R-value in walls, attic, and rim joists.
   • Check air sealing around windows, doors, top plates, and penetrations.
   • Confirm vapor barrier placement matches your climate zone.
   • Look for compressed or missing insulation batts.

6. Windows, doors & exterior envelope

   Water intrusion is one of the most expensive home-build problems. Inspect flashing and sealing before drywall goes in.

   • Confirm window sizes, types, and orientations match the order.
   • Inspect window flashing, nailing fins, and sill pan installation.
   • Check door rough openings and hinge/lock strike locations.
   • Verify house wrap, tape, and sealing around exterior penetrations.

7. Audio, video, security & low voltage

   Wiring for internet, cameras, speakers, and smart devices is easy to forget. Run it before the walls close.

   • Confirm ethernet cable runs to offices, entertainment areas, and access points.
   • Check coaxial or fiber drops if required by your plan.
   • Verify security camera, doorbell, and alarm wiring locations.
   • Check in-wall speaker and home theater wiring.

8. Final pre-drywall walkthrough

   Schedule the builder walkthrough and take a complete photo/video record. This evidence protects you later.

   • Walk every room with the plans and a flashlight.
   • Take photos or video of every wall, floor, and ceiling before close-up.
   • Create a written punch list of items the builder must fix.
   • Do not authorize drywall until every item is addressed.
